On roughly 99% of our moves no permit is needed — we park out front, in the alley, on a side street, or in a loading zone. Staging jobs are usually quick loads at both ends, so the truck is rarely on the street long. Downtown condo listings are the exception worth planning: those want a freight elevator booked and a certificate of insurance on file, which we can provide at no additional charge.

Most staging deliveries go into an empty unit with nobody there to meet us. We arrange the lockbox code or key handoff with the listing agent ahead of time, work unsupervised, and lock up behind us. You do not need to send someone to stand in a vacant condo for three hours.

Your furniture has to survive being placed, photographed, walked past for six weeks, and moved again. Everything is padded, wrapped, and corner-protected in both directions, because a scratched console table is not a one-time cost to you — it is an inventory write-off.

💵 What Drives the Price

Volume and access set most of it: how much inventory is moving, and whether the listing is a garden unit with a ramp or a fourth-floor walk-up in a vintage three-flat. Placement to a detailed plan takes longer than dropping furniture in a room, and it is worth paying for on a listing that photographs next morning. Multi-property routes usually work out better per stop than booking each delivery separately, so tell us if several listings are going out the same week.

📅 When to Book

Book against the photo date, not the listing date — those are usually two or three days apart and only one of them is a real deadline. A few days’ notice is comfortable, and same-day or next-day is often possible when a shoot moves or a listing goes live early. The return leg is easier to plan than people expect: give us the closing date when you book the delivery and we will hold the pickup, then adjust if the close slips, which it frequently does.

1. Coordinate the Date

We confirm the photo date, the property access, and any building requirements, then work back from the shoot. If the listing is in a downtown tower we book the freight elevator and file the certificate of insurance at the same time.

2. Load from Storage

We pull the inventory you have pulled for the job, wrap and pad everything before it goes on the truck, and load in the order it will come off. On multi-property routes that sequencing is most of the work.

3. Place & Arrange

Floors and walls get protected, furniture goes where the plan says, beds are assembled and dressed, and art gets hung. We photograph each finished room and send it over so you can sign off without driving out to the property.

4. Return Pickup

When the property closes or the listing ends, we come back, wrap everything again, and return it to your warehouse or deliver it directly to the next listing. Same care on the way out as on the way in.

How much does staging furniture moving cost?

It is quoted per job rather than per piece. The drivers are inventory volume, building access at the listing, and whether placement follows a detailed plan or a general brief. Multi-property routes generally come out better per stop than separate bookings. Send the warehouse address, the listing addresses, and the photo date and we will price it properly.

Do you rent or sell staging furniture?

No. We are movers, not a staging company or a furniture rental business — we move inventory that belongs to you or to the staging company you have hired. Where does the truck park, and is a permit needed?

Almost never. On about 99% of our moves the crew parks out front, in the alley, on a side street, or in a loading zone, and staging jobs are short stops at both ends. Downtown high-rise listings want a freight elevator reserved and a certificate of insurance rather than anything to do with the street. Can you deliver staging furniture on short notice?

Often, yes. Same-day and next-day are realistic when a shoot gets pulled forward or a listing goes live early — call early in the day and we will tell you honestly whether we can hit it. What we will not do is accept a slot we cannot make and leave you with an unstaged property on photo morning. If the shoot is already tomorrow, phone rather than using the form — a same-day job needs a real conversation about access and inventory, not an email thread.

Do you work directly with staging companies?

Yes, and that is most of this work. We can deal with your warehouse manager on inventory pulls and your designer on placement without routing everything through the agent. Recurring work gets the same crews, which matters — after a few jobs they know your inventory and how you like rooms set.

How do you handle lockbox access on vacant listings?
